A Property Can Look Perfect and Still Hide a Costly Defect
A new build almost always looks flawless on handover day. The paint is fresh, the floors are spotless, and the developer’s representative will walk you through quickly, pointing at what works. What that walkthrough cannot show you is what is happening behind the wall, inside the duct, or underneath the drainage line, because none of that is visible to the human eye.

Hidden Drainage Blockage Found Inside the Underground Line
Townhouse, Jebel Ali Village, Dubai
Our client had just received handover of a new townhouse and wanted a full professional snagging inspection before moving in. The property looked to be in excellent condition on the surface, but the client wanted certainty that nothing was hiding beneath what was visible.
During the drainage assessment, our engineers ran a professional inspection camera through the underground drainage line. The footage revealed a construction blockage sitting inside the pipe, a defect that no visual or surface level inspection could ever have picked up.

Hidden Water Leak Detected Behind the Master Bathroom Wall
Villa, Arabian Ranches, Dubai
The villa appeared flawless during the final developer walkthrough. With no visible defects to point to, the client still requested a complete, independent snagging inspection before signing off on handover.
Using a moisture meter alongside a thermal imaging camera, our engineer identified an area of abnormal moisture behind the master bathroom wall. There was no visible sign of a leak on the surface at all. Without thermal equipment, this defect would have remained completely undetected.

We advised the developer to open the affected wall section, repair the underlying plumbing connection, allow the wall cavity to dry completely, and then restore the finishes to standard.
The leak was fully repaired before the client moved in, removing the risk of mold growth and avoiding a far more expensive repair that would have been needed once the family was living in the home.
Disconnected AC Duct Found Behind a Warm Bedroom
Townhouse, Emaar South
The client noticed that one bedroom consistently felt warmer than the rest of the house, even with the air conditioning running normally throughout the property.
Our engineer measured the supply air temperature at every AC vent in the property and inspected the ductwork above the ceiling line. One flexible duct serving the affected bedroom had become partially disconnected at the joint, significantly reducing the volume of cooled air actually reaching the room.

We instructed the developer to reconnect and properly seal the duct joint, rebalance the airflow across the full system, and retest every vent to confirm correct supply temperatures throughout the property.
Following the repair, the bedroom reached the correct cooling temperature and the entire HVAC system was confirmed to be operating efficiently across every room.
Water Damage Discovered Beneath Wooden Flooring in a Resale Apartment
1BHK Apartment, Dubai Marina (Secondary Market)
This was a secondary market purchase rather than a new developer handover. The client was buying a resale apartment with engineered wooden flooring throughout the living area and wanted an independent inspection before completing the purchase.
Our engineer used a moisture meter across the flooring near the kitchen and balcony door threshold and detected elevated moisture readings beneath the wooden boards, well above the acceptable range.

We recommended tracing and resolving the moisture source before any flooring repair was carried out and renewing the threshold sealing before reinstating the flooring.

ELCB Breaker Tripping and Missing Earth Connection โ A Live Safety Hazard
Apartment, Al Furjan, Dubai
The client was accepting handover of a new apartment in Al Furjan and booked our inspection as a precaution before signing any documents. The unit appeared complete and was presented by the developer as ready to occupy.
During our electrical inspection, our engineer tested the ELCB inside the main distribution board and found it tripping under normal operating load. On closer examination, the earth connection for a circuit inside the apartment was missing entirely. An ELCB that trips repeatedly is telling you something is wrong with the circuit it protects. A missing earth means that in the event of a fault, the protective trip cannot operate correctly, leaving appliances and people at risk of electrocution.

We documented the faulty breaker behaviour and the missing earth conductor with photographic evidence inside the snagging report and instructed the developer to have a qualified electrician reinstate the earth connection and retest the full distribution board before handover was accepted.
The developer’s electrical contractor reinstated the missing earth connection and replaced the ELCB before the client moved in. The client avoided inheriting a live electrical safety hazard that would have been impossible to see without testing equipment.
Kitchen Cabinet Doors Misaligned, Hinges Clashing on Every Open
Apartment, Dubai
A buyer collecting keys on a newly handed over apartment asked us to complete a full snagging inspection. Kitchen joinery was on the checklist but the developer’s walkthrough had flagged no issues with the cabinetry.
This is one of the most common finishing defects we see across Dubai handovers, and one of the most easily missed. The developer’s representative typically opens each cabinet door once, in isolation, and closes it. Our engineers open every door and every drawer systematically, including opening two adjacent doors at the same time. When we did this in the kitchen, the hinge plates on neighbouring cabinet doors were making direct contact and clashing, because the doors had been installed with incorrect clearance and misaligned hinges throughout the run. The defect only showed itself under normal daily use.

The developer’s joinery team realigned the cabinet run and adjusted all affected hinges before the client accepted the keys. A defect that would have caused daily frustration and eventual damage was resolved at developer cost.
Cracked Floor Tile Skirting Running the Length of the Living Area
Apartment, Dubai
The client was purchasing a new apartment and asked for a pre-handover snagging inspection before accepting the keys. The unit had just been finished and the developer had indicated it was ready for occupancy.
Our engineer identified cracks running along the tile skirting boards at the floor-to-wall junction in the living area. Tile skirting cracks in Dubai new builds are frequently the result of insufficient expansion joints, adhesive shrinkage, or movement in the screed layer beneath. In Dubai’s climate, where indoor and outdoor temperatures vary significantly between summer and winter, minor substrate movement is normal. Without adequate expansion allowance during installation, the tile skirting has nowhere to move and cracks instead.

We documented the full extent of the cracking with photographs and measurements and advised the developer to remove the affected skirting tiles, inspect the substrate and screed layer, introduce the correct expansion joint specification, and relay the skirting before handover.
The developer’s tiling contractor relaid the skirting with the correct expansion gap installed. The client accepted handover with the defect fully resolved and a matching tile batch retained on record for future reference.
Scratched Window Glass, Damaged Frames and Torn Insect Mesh Across Multiple Elevations
Villa, Mudon, Dubai
A family collecting handover on their new Mudon villa requested a full snagging inspection before signing off. The villa had been through the developer’s internal quality check but no independent inspection had been carried out.
Our engineer identified scratches on the window glass and aluminium frames on multiple elevations of the villa, consistent with construction site activity such as scaffolding contact or tool marks during window installation. The insect mesh on several windows was also found to be torn or displaced from the frame channel, leaving gaps large enough for insects to enter. Glass scratches are often only visible in certain light conditions, which is why they get through developer checklists.

We photographed every affected window with light angles that clearly showed each scratch and documented all mesh damage with location references by elevation in the snagging report. We advised the developer to replace all scratched glass panels, touch up the frame finishes, and refit all damaged insect mesh before the client accepted handover.
The developer replaced the scratched glass panes, refinished the affected frames, and replaced all torn insect mesh before handover. The family moved into a villa where every window was in the condition it should have been from the beginning.
