01Structural and Electrical

In older buildings we most often find outdated wiring at kitchen and bathroom points that was never upgraded since the original handover.

Using a digital anemometer, we measure airflow and cooling performance against the unit’s age, since a compressor running past eight or nine years is a common near term replacement cost in resale units. We also test water pressure and pipe condition, and older villas often show corrosion at exposed garden lines.
03Moisture and Roofing
A calibrated moisture meter checks behind bathroom walls, under kitchen sinks and around window frames for leaks the previous owner may not have disclosed. On villas and townhouses, we also assess the roof and terrace waterproofing membrane, since a failed membrane is one of the most expensive repairs a new owner can inherit unknowingly.
