This Privacy Policy explains what personal information we collect, why we collect it, how we use it, and your rights regarding that information. We are committed to handling your data responsibly and in accordance with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (PDPL).
By using our website at expertpropertysnagging.ae, contacting us by phone, WhatsApp, or email, or booking an inspection through any of our channels, you confirm that you have read and understood this policy.

This technical data is collected through standard web analytics tools and does not identify you personally. It is used to understand how visitors use our website and improve the experience.
Information we collect during an inspection:
- Property photographs (exterior and interior)
- Defect records, measurements, and thermal imaging data
- Engineer notes and inspection timestamps
All inspection records relate to the property, not to you personally, and are produced solely for the purpose of your snagging report.
2. How We Use Your Information
We use the information we collect for the following purposes:
To deliver our inspection service: Confirming your booking, scheduling your engineer, carrying out the inspection, and delivering your snagging report within the agreed timeframe.
To respond to enquiries: If you contact us by phone, WhatsApp, email, or the website contact form, we use your details to respond to your query and provide the information you requested.
To send inspection-related communications: Appointment confirmations, engineer arrival details, report delivery notifications, and desnagging follow-up scheduling. We do not send marketing emails unless you have specifically opted in to receive them.
To improve our service: Anonymised inspection data — defect types, frequencies, and community-level findings — is used internally to improve our inspection methodology and reporting accuracy. This data is never shared externally in a form that identifies you or your property.
To meet legal obligations: We may be required to retain certain business records under UAE commercial law. We keep only what is required and for no longer than necessary.
3. WhatsApp and Phone Communications
A significant number of our client interactions take place via WhatsApp and phone. When you contact us through these channels, we retain the conversation record and your contact details for the purpose of managing your booking and providing after-service support.
We do not add WhatsApp contacts to broadcast lists or marketing groups without your explicit consent. We do not share your phone number with third parties.
4. Who We Share Your Information With
We do not sell, rent, or trade your personal information to any third party.
We share your information only in the following limited circumstances:
Developers and their maintenance teams: Your snagging report is a document you submit to your developer. We format and deliver it to you — the submission is your action, not ours. We do not share your personal data with developers directly unless you specifically instruct us to liaise with their maintenance team on your behalf.
Service providers who support our operations: We use third-party tools for website analytics, email delivery, and inspection report generation. These providers process data on our behalf and are contractually required to handle it securely and only for the purpose we specify. They do not have permission to use your data for their own purposes.
Legal or regulatory requirements: If required to do so by UAE law, a court order, or a regulatory authority, we will disclose information as required. We will notify you where we are legally permitted to do so.
5. Data Retention
We retain your personal information for as long as is necessary to fulfil the purpose for which it was collected.
Booking and inspection records are retained for a minimum of three years from the date of inspection. This allows us to support desnagging visits, respond to follow-up queries, and provide documentation if a defect liability dispute arises.
Enquiry records where no inspection was booked are retained for six months and then deleted.
Website analytics data is retained in anonymised, aggregated form.
You may request deletion of your personal data at any time, subject to any legal retention obligations that apply to our business records.
6. Data Security
We take reasonable technical and organisational steps to protect your personal information from unauthorised access, loss, or disclosure.
Our inspection reports are delivered by email to the address you provide. We recommend you use a secure, private email account for correspondence relating to your property purchase.
Inspection data and client records are stored on password-protected systems with access restricted to authorised team members only.
No method of data transmission over the internet is completely secure. While we take appropriate measures to protect your information, we cannot guarantee absolute security of data transmitted to us electronically.
7. Cookies
Our website uses cookies — small text files stored on your device — to support basic website functionality and analytics.
Essential cookies are required for the website to function correctly. They cannot be disabled.
Analytics cookies help us understand how visitors use our website. They collect anonymised data such as pages visited and time on site. You can disable analytics cookies through your browser settings at any time.
